Locate in grocery-anchored center: a full service grocer should be #1 or #2 in market area with a minimum square footage of 50,000 sq. ft. Acceptable co-tenants include non-competing fast casual or casual dining restaurants, first-run movie theaters, discount department stores, medical offices, educational facilities and commercial office.

Primary Trade Area: two (2) miles / five (5) minutes drive time.

Residential population: 35% aged 25-55; 30,000.

Daytime population within PTA: 10,000.

Offices, Hospitals, Schools, Light Industrial / Distribution Centers.

AADT: 20,000 / 35 mph.

Med. HH Income: $40,000.

In-line space:

2500-3200 sq. ft. (e.g. 32'x80' or 40'x80'); prefer end-cap locations.

Zoning to allow for casual dining restaurant use.
